Non-plumbing tile leaks in the bathroom

Non-plumbing tile leaks are very common causes of leaks in the bathroom. When one observes water leaking onto or through the bathroom tiles, one has to consider 4 possibilities. The problem might be coming from a plumbing pipe leak. If not, the leak may be due to a crack in the base of the shower, especially if the base is fiberglass. Or, the leak may be the result of a faulty seal around the bathtub and the shower pan. Finally the problem may be related to breaks in the grout between bathroom tiles.

Leaks coming from cracked grout usually occur at the wall floor junction of the shower or tub. Movement can occur in these areas, for example because of the changing weight of the tub when it is empty or full. The problem is best avoided by using caulk instead of grout to seal these tiles.

Grout insufficiency may be a result of poor application. Some builders will apply a dab of grout to the back of the tile, and then spread it around as they press the tile into the wall. This can lead to uneven application of the grout, which may crack in years to come as a result of tiny house movements. Otherwise, the grout may simply have decayed. There are a number of causes of decaying grout. They include: |What are some other causes of cracked grout? The grout may have been applied improperly, and not spread evenly when it was first put in. Small movements in the tile will cause cracks to appear. Or, the grout may be degraded. Causes of degraded grout include: }
1) harsh cleaning products
2) cleaning harder than appropriate
3) plain general deterioration
4) Structural movement of the house, "Settling"
5) Vibration of the wall, from door opening or more rarely from heavy vibration in the street, or earthquake, (extremely rare).

How might this problem develop in actuality? Frequently, bathroom leaks become serious problems when they cause water to leak down through the floor and through the ceiling of the floor below. When this happens, you have to go through the list of causes of a tile leak, already enumerated. The size of the leak may be a clue as to the origin. A large leak is more likely to be due to a cracked tub or shower base. Additionally, one must consider the possibility that water has splashed onto the bathroom floor tile, and leaked through the tiles. Water can leak through even a small crack in the bathroom tiles. If the tiles weren't installed on a concrete backer underneath, it would be a weak installation, as is indicated by the cracked tiles, which will leak right through. }
